PROPERTY MANAGEMENT SERVICES
Our property management services are as follows and are included in the monthly fee:
- View and advertise your property.
- Show premises to prospective tenants.
- Perform standard credit and suitability checks on acceptable tenants.
- Draw up the Lease Agreement and ensure the safekeeping, thereof, for the tenancy period.
- Ensure that the deposit and first month's rental is paid prior to key handover and occupation.
- Ensure rentals are received by due date and deposits made into landlord's designated account.
- Pay all municipal rates and service fees on behalf of the landlord and tenant.
- Keep books of account and submit monthly payment reconciliations.
- Conduct ingoing and outgoing inspections of the premises and compile detailed record of the status of the premises.
- Carry out quarterly inspections of the premises and attend to any matters requiring attention.
- Attend to all queries and/or complaints that may arise from both landlord and tenant.
- General management of the premises, as required, on a day to day basis.
- Advise of any required maintenance repairs and propose suitable contractors.
- Advise regarding termination/renewal of tenancy and, on instruction, the seeking of new tenants.
Monthly Invoices and Statements
We issue monthly electronic rental and services (if applicable) invoices to tenants, and reconciliation statements to owners. If required, we will pay, on the owner's behalf, all municipal services and rates accounts.
